Eviction Process

An eviction is the removal of a tenant from a rental property by the landlord or property management.

When is it necessary to do an eviction? 

  • Serious Breaches of the Lease Contract. (Lease Violations) 
  • Late Payment or High Balance. (Back Rent)   
  • Holdover (Staying on the property after the contract has expired.)

 

All evictions must be processed through the correct jurisdiction channels.
For this process to be successful, you must be very diligent when filling out the required documents.
Any errors made when filling the forms out may cause the case to be elongated or lost. 

*If a manager would like to file for eviction on a tenant they must first consult the Collections Director*
